The Buy to Let Mortgage Process. When talking to you we will consider:

  • How much you want to borrow.  The maximum amount currently available is 85% loan to property value. The bigger the deposit you have the better the mortgage terms generally available.
  • How you want to borrow.  You may want to borrow in more than two names or though a limited company.
  • How you want to let your property.  Whether as a standard Assured Shorthold Tenancy Agreement or even as a holiday let.
  • How you want to repay. Choose between an interest only basis or capital repayment.
  • The importance of portability. Whether it is important for you to be able to make overpayments or have a product that is ‘portable’. That is, you can move your mortgage to another property without penalty.
  • Consider your personal circumstances. Some Lenders will want to be able to verify your personal income, where as others will not.
  • Consider the property type. Different Buy to Let Lenders have different rules, particularly around new build flats.
  • The best buy to let deal. Taking into account both set up costs and interest rates.

Let to Buy Mortgages

A Let to Buy mortgage works a bit differently to a Buy to Let Mortgage.
A Let to Buy mortgage allows you to borrow money to buy a new home to live in while your existing home is let to tenants.

The Let to Buy Mortgage Process. When talking to you we will consider:
  • Keeping your current property: It may be that you have decided to raise money against your current residential property to raise a deposit for a new purchase - in which case a let to buy mortgage could be right for you.
  • Multi occupancy: It may be that you do not want to let as a single rental agreement but as multi let.
  • Refurbishment: The property you are buying may not be ready to let immediately as you may need to upgrade first.

When you make an enquiry it is important that you understand what will happen to that enquiry and how it will be handled.

1. Your details will be passed to an adviser from New Start Financial Services.
2. The adviser will call back with a recommendation of product and will arrange if you are happy to do so an agreement in principle which will neither cost you anything or commit you in any way.
3. If you are then ready to proceed we will let you know exactly what we will need to see to do so and will progress things for you.
4. You are under no obligation to accept the recommendation.
